Home Roofing Most Common Roofing Issues

The most important aspect of your home’s exterior is inarguably your roof. It serves a number of essential purposes and functions including keeping your home protected from the elements, as well as offering curb appeal & resale value, and insulation from the elements. With so much to gain from having a well-maintained roof, it is important to ensure that your system is kept in good repair! However, because your roof is constantly exposed to the elements, it tends to accrue a great deal of damage from the elements, and over-time issues arise which will need to be dealt with. If you’re interested in learning more about the most common issues that affect your roof, keep reading below for more information!

Roof Leaks

Perhaps the most common roofing issue that homeowners tend to run into are roof leaks. They can pop up in a variety of ways, from blunt damage occurring to your roof, to rusted flashing, to failing shingles, which means it is important to periodically examine the roof for damage to ensure that there are no leaks forming in your roof.

Algae, Mold, & Mildew

Another common roofing issue that New England homeowners face is mold growth on their shingle system. Particularly for those in rainy, shady locations, mildew growth can be significant, spreading over the entirety of the roof if left unmanaged. While mold growth won’t necessarily damage your roof, if it’s left to grow, it will continually hold moisture onto your shingles, which will make the most significant impact in the winter when it freezes and the moisture expands. While it won’t necessarily damage your shingles, its still best practice to address any mold & mildew growth before it impacts your roof’s integrity.

Ice Dams

Another damaging weather condition that tends to affect New England homes is ice dams. They are formed when the heat from your attic melts the snow on your roof, which runs down the shingle system until it reaches the gutters. At this point, the water, which is no longer being actively heated by the heat escaping through your roof, refreezes. Eventually, this causes the water to back up onto the roof, which is reminds in liquid form as it is continually heated by the attic, and it will begin to seep under the shingles and into the roof deck where it causes significant rot damage. If you’re trying to protect your home from damage, removing ice dams is one of the best things you can do.
